Located in a quiet, family-oriented suburban community, the project involved converting a 116sqm site into a modern, three-surgery dental practice. The brief outlined the creation of a facility that included a sterilisation area, an office, a staff room, a bathroom, and a kids’ corner, all within an 8-week build time.

PROJECT SCOPE

Dental Fitout Projects are committed to designing and delivering dental spaces that meet stringent Australian Standards, including those for body-protected areas, radiation safety, and infection control. This comprehensive approach ensures that each project is not only functional and aesthetically pleasing but also compliant with all relevant regulations.

Specific Requirements for the Project:

• Three fully equipped surgeries: Designed to accommodate the latest dental technology and provide a comfortable space for both patients and staff.
• Sterilisation area: Ensuring the highest standards of hygiene and infection control, adhering to Australian regulations to ensure a safe and sterile environment for all dental procedures
• Office space: A dedicated area for administrative tasks and private consultations.

• Bathroom: Meeting all necessary accessibility and sanitary requirements.
• Kids’ corner: Featuring brightly coloured furniture and child- friendly decor to create a welcoming environment for young patients, helping to reduce anxiety and make visits more enjoyable.

The proposed site presented several significant challenges. As a former laundromat, there were initial concerns regarding the soil condition, specifically the potential for toxic contamination due to past chemical waste. Additionally, there was the worry of rising damp, which could affect the long-term integrity of the building. To address these issues, Dental Fitout Projects contracted environmental specialists to conduct comprehensive soil testing and moisture assessments. These tests included rigorous sampling and analysis, which ultimately confirmed that the site was free from harmful contaminants and damp-related risks, thereby satisfying the stringent requirements of both the Council and the client.

The physical clearing of the site also posed a considerable challenge. The space was covered with multiple layers of old tiles, thick concrete slabs, and remnants of timber flooring from previous renovations. Removing these layers required careful and labor intensive work, involving specialised equipment and a meticulous approach to ensure the site was properly prepared for the new construction. This stage of the project was crucial, as any oversight could have compromised the foundation and subsequent build quality of the dental practice

With the site cleared and deemed safe for construction, the build phase commenced with a focus on creating welcoming, modern environment that would meet the specific needs outlined in the project brief. The design emphasised functionality and aesthetic appeal, particularly for young patients. Brightly coloured furniture and kid-sized benches were installed in the kids’ corner to create an engaging and comfortable space for children. This area was designed to reduce anxiety and make visits to the dentist more enjoyable for young patients.

Throughout the rest of the practice, soothing colors and strategic lighting were used to create a calming atmosphere. This was particularly important in the surgeries and waiting areas, where a relaxed environment can help ease patient anxiety. State-of-the-art dental equipment was installed to ensure that the practice operates with the highest standards of safety and efficiency. This includes modern sterilisation units, ergonomic dental chairs, and advanced diagnostic tools, all designed to enhance the quality of care provided.

Moreover, the build adhered to and exceeded the latest Australian building standards for radiation and infection control. This included implementing advanced ventilation systems, proper waste disposal units, and ensuring all surfaces were easy to clean and maintain. Compliance with building standards for body-protected areas was also a priority, ensuring the safety of both patients and staff in all operational aspects.

Despite the initial challenges, Dental Fitout Projects successfully transformed the site into a modern, bright, and airy dental practice. The new Jannali Family Dentists clinic now serves the needs of the local community, offering a family-friendly atmosphere and a positive working environment for Dr. Alex Dong and his staff.
